The "Suntrust Spark" effect

You’d have to be living under a rock to not notice so many unique areas popping up throughout the Atlanta suburbs. Developers have cornered niche markets that have, in all honesty, been right in front of them all along. With our lovely Atlanta traffic and what seems to be road construction on every major highway, developers and home builders are zeroing in on highly populated residential areas. It’s no surprise that these (what I like to call) “micro-markets” are gaining serious traction. They are actually “markets within a larger market” that drive up local home values at a faster pace than other areas within the same town.

Take for example, the rockin’ new Suntrust Park and The Battery. The official word is in…home values are rising about 1.5% faster around the ballpark because of all the buzz. Many are calling it the Suntrust Spark. Obviously, a huge relief that traffic has been a breeze around the stadium, which is helping boost builder and buyer confidence that much more. With the new Roxy and loads of rooftop bars and restaurants, it really became an overnight hit.

Other areas to watch

Downtown Woodstock

Yes, Woodstock! Look out Historic Roswell, because big restaurant groups have now opened along Woodstock’s Main Street. To name a few, there’s Salt Factory, Reel, Century House Tavern, Vingenzo’s, Pure, Freight and more on the way. The new amphitheater (beautiful by the way) has already hosted some big-name concerts, such as Drivin’ & Cryin’. Reformation Brewery, Truck & Tap, and ICE Martini Bar are just a few more reasons people are flocking to this area not only for entertainment, but to set up permanent residence! Just good ‘ol supply & demand at work and driving up home values for neighborhoods nearby.

Suntrust Park/The Battery

As we mentioned before, on fire! If the Bravos can start pulling out some post season runs, it will only make this area hotter!

Downtown Lawrenceville

Who would have thought? Well, this booming micro-market is now home to Local Republic, Universal Joint, McCray’s Tavern and Adriatic Grill. Loads of festivals and mini-concerts find their way here, as well as…you guessed it, rising home values!

Alpharetta

Coined as “Awesome Alpharetta,” this once sleepy suburb known for great schools and bad traffic now has quite a bit to boast about. You have Verizon Amphitheater, miles of Greenway trails, Smokejack BBQ, South Main Kitchen and (drumroll please)…AVALON (need I say more?)! Home prices around Avalon nearly require hitting the lottery to afford.
