The Atlanta Market Quietly Changed This Year. Here's What It Means for You.

If you tried to buy a home in metro Atlanta a few years ago, you probably remember the feeling. You toured on Friday, wrote an offer on Saturday, and lost to someone who waived the inspection and paid $40,000 over asking. A lot of good people simply gave up.


I've been helping families buy and sell here since 2004, and I want to tell you something that isn't making many headlines: that market is gone.



What changed


There are far more homes for sale across metro Atlanta than there were a few years ago. Homes are taking longer to sell, and price reductions have become a normal part of the process instead of a rare event. Buyers are negotiating again: asking for repairs, closing-cost help, and time to make a thoughtful decision.


That doesn't mean prices are collapsing. Well-priced, well-prepared homes in desirable neighborhoods still sell, sometimes quickly. What's changed is that the market now rewards preparation and strategy instead of speed and luck.



If you've been waiting to buy


This may be the most reasonable window you've seen in years. You can tour more than one home, get an inspection, and negotiate like a normal person. Fall is also quieter, which means less competition from other buyers. If you stepped away from your search in 2022 or 2023, it's worth taking a fresh look.



If you're thinking about selling


This is where experience matters most. Your home isn't competing against the market from two years ago; it's competing against the listings on the market today. The homes that sell are the ones priced right from day one and presented well. The ones priced on last year's hopes tend to sit, and then sell for less after a string of reductions.


The good news? Buyers shopping this fall tend to be serious: people relocating for work, downsizing, or on a real timeline. They're not browsing. They're ready.



Every neighborhood is its own market


Some parts of metro Atlanta still favor sellers, while others have swung firmly toward buyers. National headlines can't tell you what's happening on your street. That's a conversation I'm always happy to have.
