Weeks of heat and humidity, walking outside like stepping into a sauna, and a back deck nobody wants to touch until the sun goes down. Then one morning in late September, you open the door and it's actually cool out. It feels like a holiday.
Something happens in the real estate market when that first cool front rolls through, and if you're thinking about selling, it's worth paying attention to.
Cooler weather changes how buyers shop
When it's close to 100 degrees, buyers rush from their air-conditioned car into the air-conditioned house, glance out the back window, and move on. Nobody lingers in the backyard in July.
Once the temperatures drop, that changes completely. Buyers step outside, walk the yard, sit down on the porch, and start imagining their life out there. The outdoor spaces that barely registered all summer suddenly become one of the biggest reasons someone falls in love with a home.
Football season drives our fall market
Here in the South, fall means football. Saturdays belong to college games, Sundays belong to the pros, and whole weekends get planned around kickoff times. That culture shows up in how buyers look at homes.
Fall buyers aren't just picturing where the couch goes. They're picturing game-day cookouts with the neighbors, friends gathered around the fire pit after a big win, and the game playing on a TV out on the screened porch. In my years of selling homes in metro Atlanta, the homes that help buyers see that picture are the ones that stand out this time of year.
What fall buyers start caring about
Once the weather turns, these features go from nice extras to serious selling points: outdoor kitchens and built-in grills, fireplaces and fire pit areas, screened porches and decks set up with a TV, sunrooms that bring the outdoors in, and flat, usable yard space for games and gatherings. If your home has any of these, fall is when they earn their keep.
How sellers should shift their strategy during football season
Make your outdoor spaces the star. Your listing photos and your showings should lead with the backyard, the deck, and the porch. Schedule photos in the late afternoon golden light, with the fire pit lit and the string lights on. That's the shot that stops the scroll.
Keep the lawn show-ready, every time. Fall leaves pile up fast. Keep the grass freshly mowed and edged, blow the leaves off the lawn, driveway, and deck before every showing, and keep the bushes trimmed. A few pots of mums by the front door go a long way for curb appeal.
Stage the decks, porches, and sunrooms like living rooms. This is where you go all in. Add vibrant throw pillows, a cozy blanket or two, an outdoor rug, lanterns, and plenty of plants. Arrange the seating so it invites conversation. Buyers should feel like the party is about to start.
Set the game-day scene. If you have the yard space, set up a cornhole game. Arrange chairs around the fire pit, clean the grill, and make sure the outdoor TV is mounted and working. You're not just selling square footage, you're selling Saturdays.
Plan showings around kickoff. Serious buyers still tour on game days, but a big rivalry game can empty out an open house fast. Check the schedule and plan open houses and showings around the biggest matchups of the weekend.
